Southworth Development: Community Developer

As the Founder of Southworth Development LLC, an affiliate of which is the managing partner of Meredith Bay, I believe it is important for you to be familiar with our business background, development philosophy and vision for Meredith Bay.

I began my master planned community development career in 1992 as the President & CEO of Willowbend Development LLC. Willowbend became a partnership owned by Paul Fireman of Reebok International fame and me. From 1992 until 2005, we developed the communities of Willowbend, located on Cape Cod, The Westin Rio Mar Beach Resort & Country Club in Puerto Rico, the JW Marriott Starr Pass Resort located in Tucson, Arizona and Liberty National, a golf and residential community located adjacent to the Statue of Liberty on New York Bay in Jersey City, New Jersey.

In 2005, Southworth Development was formed, and I continued to develop master planned communities, beginning with a project on the west coast of Scotland called Machrihanish Dunes. Machrihanish Dunes consists of a new David McLay Kidd seaside links golf course, the restoration of two beautiful old Scottish hotels and the creation of single family residential lots and fractional ownership golf cottage units. In 2006, we bought a substantial partion of Meredith Bay and assumed the role of developer and managing partner, and in August of 2008, we announced our largest project ever - PGA Village The Bahamas, a 1,906-acre, oceanfront community consisting of 36 holes of championship golf, a PGA learning center and museum, a five star boutique hotel, casino, residential/retail village and over 1,500 residential units.  In early 2009 we acquired a 964-acre community outside of Washington, DC called Creighton Farms. Creighton Farms is a beautiful estate community in Virginia's famed horse country centered around an award winning Jack Nicklaus signature design golf course.

In 2007, my long time friend and one of the most respected names in the financial services industry, Joe Deitch, became my business partner at Southworth Development. Joe founded Commonwealth Financial Network in 1979, and the company has since grown to become the largest privately owned broker/dealer firm in the country, with over $50 billion under management.

Our development philosophy is simple. We identify an extraordinary site and then set out to create a warm, family-friendly community using a variety of resort-type amenities and lifestyle offerings. In doing this, we partner with the environment, creating eco-sensitive developments which will support our families for generations to come.

In keeping with our philosophies, our vision for Meredith Bay is an interactive, gated community, conducive to healthy, outdoor lifestyles through utilizing on-site amenities such as the marina, beach club, swimming pools, tennis courts and hiking trails. We will offer a mix of single-family homes and home sites along with a variety of townhomes and condominiums. We believe that the Arts and Crafts and Adirondack styled construction currently within Meredith Bay is in keeping with casual, lakeside living, and we will continue to promote a strong and cohesive community where families can live and return for many generations. As we plan the future phases of the community, we are exploring the possibility of additional amenities such as equestrian, fitness, expanded activity trails, fly fishing, and curling. On the commercial side, we would like to add some shopping and dining options that we feel will further enhance the community and are also considering constructing a small hotel in the future.

I believe that Lake Winnipesaukee is not only the most well known lake destination in all of New England, but also the best, and that this area will hold its marquee position forever. In addition, Meredith Bay is built upon sound business practices, strong financial support, and a commitment to offer great value to its buyers. I believe Meredith Bay will be a great success and a sustainable community for generations to come, and I welcome you to join us.
